Most of the people vouching for us below are investors, lenders and agents who know Rich from the business. They are not homeowners we bought houses from.

Here is why. Rich stepped back from buying directly from homeowners for a stretch of years and never collected reviews from the sellers he did work with. That is a genuine gap, and the fix is not to invent testimonials or buy them. The fix is to ask every seller from here forward, at the closing table, and to build the page back up honestly. When those exist, they go here, with full names and cities.

People with their own reputations in Richmond real estate, investors, lenders and agents, have recorded what it is like to deal with Rich. Those clips are being prepared and will appear here under their real names, which is the only way we will run them.

One of them is the most useful thing in the whole collection, because it is not a compliment at all. It is a competitor describing turning up to buy a house at the foreclosure auction and finding the owner had already sold it to us the day before. A homeowner watching a sale date approach does not need to hear that Rich is smart. They need to know somebody reaches owners before the courthouse steps do.

Where our reviews will live

Google is the one that matters and the one you should check. It is also the one we have the least of right now, because we have not been asking. We are asking from now on, at every closing, and we are not going to pad it in the meantime.
