The East End

Highland Springs, Sandston, Glen Lea and out into Varina are where most of our Henrico calls come from. A lot of solid 1940s through 1960s brick ranches and Capes, small and well built, often owned by the same family for decades. Out toward Varina you get larger lots, and well and septic becomes a real factor that has to be checked and priced properly rather than guessed at.

Lakeside and the near north

Mid century houses on good lots inside the beltway, a market that has changed a lot in the last decade. Sound bones, dated interiors, and the occasional garage or addition somebody built without troubling the county about a permit. That last one matters more than people expect, because it can complicate a conventional sale in a way it does not complicate a sale to us.

The West End

Tuckahoe, Glen Allen and Short Pump are newer, larger and generally in better repair. Honestly, most West End houses in decent condition should be listed with an agent, not sold to a cash buyer, and we say so. Where we are genuinely useful out here is the exceptions: an estate that needs to close quickly, a divorce, a house with one expensive structural problem, or an owner who simply will not do showings.

  • Well and septic in Varina and the outer county. A failed drain field is a serious number and whether it can be replaced depends on the lot.
  • Additions and outbuildings that may never have been permitted.
