Chesterfield is enormous and it is really four or five different markets. Here is how we price each of them.
One county, several markets
People say "Chesterfield" as though it means one thing. A 1950s house in Bon Air, a 1980s contract build in Brandermill, a rental near Ettrick and a place on well and septic out toward Matoaca have almost nothing in common except a county line. Pricing them off the same assumptions is how out of town buyers produce offers that make no sense.
The older north end, Bon Air and Bensley
Smaller mid century houses, mature lots, and a lot of long term owners. Same story as much of the region: sound houses, dated interiors, aging systems. Frequently inherited.
The 1970s and 1980s planned communities
Brandermill, Woodlake and their neighbors are hitting the age where the original everything comes due at once. Roof, HVAC, windows, siding, kitchen, all in the same decade. Add an HOA with its own requirements and a covenant document nobody has read since closing. We factor the association into the offer, because a buyer who ignores it gets a surprise later and takes it out of your price.
Well and septic country
Further out in the county, a lot of houses are on well and septic. This is the single most common thing we see mispriced. A failed drain field is a serious number, and whether the system can even be permitted for replacement depends on the soil and the lot. We check this early, before the offer, so it is priced honestly the first time rather than becoming a renegotiation in week four.
The Route 1 corridor and Ettrick
More rental stock, more tired landlords, and more houses that have been through several owners without much investment. We buy occupied and we buy rough.
Common Chesterfield calls
- Inherited from a parent who bought new in the seventies. Original owner, original kitchen, forty years of belongings. We buy it as it stands.
- Landlord with a couple of Chesterfield rentals and no patience left. Tenants in place is fine, behind on rent is fine.
- Divorce. Two people who need a clean, private, certain closing date more than they need the last few thousand dollars.
- A house that will not pass an inspection. Septic, foundation, mold, a roof at the end. Retail buyers walk. We do not.
About condos
There are a lot of condos in Chesterfield, particularly around Midlothian, and we do not buy them ourselves. That is not a brush off.
